Why Do I Need
A Home Inspection
Hiring a home inspector to check out a house before you buy it takes time, but it can save you big money in the end. A home inspector can check for major flaws that might need to be fixed. After all, even if a house looks like it's in great condition, appearances can be deceiving and a home inspector's discoveries can help home buyers big-time Provided you have a home inspection contingency in your offer, you can renegotiate with the seller to fix certain problems or to lower the price. Or, if the problem is more than you want to handle (think faulty foundation or roof on the verge of caving in), you can walk away from the deal. Either way, it’s a win-win for the buyer.
Should Homeowners have a
Pre-Inspection done on there home
You’ve got a contract on your home for sale—congratulations! But before you start to celebrate, you’ve got to go through an ordeal that could make or break the deal: a home inspection.
The home inspection is a contingency written into most offers, meaning that if the buyers aren't happy with the result, they can cancel the sale without losing their earnest money deposit, or reopen negotiations and ask for a price reduction. So it's important to prepare yourself and your home for this important step of the process.
Let's start at the beginning.
Every home buyer knows hiring a home inspector to check out a property before closing is a good idea. In fact, a home inspection is often a requirement. The trickier question is this: Should home sellers also hire a home inspector to conduct a pre-inspection? That's where you have an inspector inspect your property for problems before it's even listed. Pre-inspections give sellers the ability to fix problems ahead of time—and present buyers
with a clean bill of health on the property.
“If the seller knows what an inspector thinks is wrong with the house, they can fix it before the buyer's inspector shows up,This also presents a strong first impression to buyers, who may see your house in a more positive light and boost their offer.
